ReNUE Corporation offers experience and services in most all aspects of land development, production home building, lot construction, and general contracting and construction management; including but not limited to the following.

DEVELOPMENT

Coordinate subdivision layout, design and engineering. Administrate the Governmental agencies, local municipalities, public utilities and array of consultants necessary in obtaining land entitlements. We offer hands on as well as managerial experiences with the CEQA process required in obtaining General Plan Amendments, Rezoning, Annexations, Tentative Map, Parcel Map and Use Permit approvals. We will orchestrated and managed the recording of Final Maps, formation of Assessment Districts, approval of Improvement Plans, Encroachment permits, posting of Bonds and the construction of both off site and in tract public improvements.

CONSTRUCTION

Perform job cost estimating including bid solicitation, negotiation and selection. Staff all required job site personnel i.e. superintendents, trade employees, general labors, etc. Coordinate and participate in the architectural design and specifications of plans and drawings. Coordinate and participate in the engineering analysis of the structural, electrical, plumbing, mechanical, and energy calculations. Process and obtain building permits-complete from application through issuance. Administrate all cost and construction related matters between buyers/owners, sales agents, design center personnel, job site superintendents, sub-contractors and material suppliers.

CONSTRUCTION MANAGEMENT

Manage and coordinate all functions between owners, architects, general Engineering and building contractors, sub-contractors, engineers civil, structural, plumbing, mechanical and electrical, interior designers, building department and field officials. Perform job site inspections, and walk through inspections with construction lenders for progress draws/payments, review and process all job related progress billing. Solicit all bids and build spreadsheets for presentation, process all change orders, perform final walk through inspections with owners and/or tenants.

MARKETING

Analyze outside market studies and conduct internal studies on product line, features, and price range and absorption rate for residential home building programs. Coordinate the selection of product type. Features (standard and optional), price range, advertising medium, brochures and other related sales literature. Preside over weekly marketing/sales meetings and administrate data from sales agents and mortgage company reports i.e. open escrows, estimated closing dates, pending offers, existing inventory, buyer qualifications, etc.
